WHICH DOORS YOU NEED FOR AN APARTMENT, AND WHICH FOR A HOUSE
Doors for an apartment and for a private house are not interchangeable. Behind them stand different physical conditions, different priorities in performance, and different coating materials. Let's break down exactly what the difference is and what to look for when choosing.
The question seems simple — until you start getting into the details. An apartment and a private house are two fundamentally different physical scenarios for an entrance door. The conditions the structure operates in differ so significantly that a door which is ideal for one scenario will, in the other, either lose part of its performance or simply become a technical mistake.
The key difference: what the door is in contact with
It all starts with one question: what is on the other side of the door?
In an apartment — a heated stairwell. The temperature on both sides of the leaf stays above freezing all year round. The difference between the stairwell and the apartment is a few degrees, sometimes less. Condensation physically cannot form in such a structure, because the conditions for it don't exist. Freezing-through is ruled out.
In a private house — the outdoors. In winter it's −20 °C on one side of the leaf and +22 °C on the other. The temperature difference reaches 40–45 °C, and it acts continuously, for months. Under these conditions a solid metal frame with no thermal bridge break turns into a radiator that draws heat outside and collects condensation on the interior surface.
The key difference between an entrance door for a house and one for an apartment is the presence of a thermal break — a special layer that separates the cold outer and warm inner parts of the metal. In apartment models this technology isn't needed.
Doors for an apartment: priority on soundproofing and the lock zone
When there's a stairwell between the street and the apartment, thermal insulation moves to the background. The first priority is soundproofing. Neighbours' voices, the sounds of the lift, noise from the stairwell — all of it passes through the door leaf if it lacks quality filling and a tight sealing perimeter.
The second priority is the lock zone. An apartment door sits within reach of anyone who has entered the stairwell. That's why the quality of the locks, the presence of armour plates, and the leaf's resistance to forced entry by deformation matter especially here.
Series with MDF panels and three sealing contours work well for an apartment: they provide a tight closure with no draughts and reliable soundproofing. The coating can be an interior one — Vinorit, or wood-look MDF — because there is no direct exposure to the elements.

Doors for a private house: a thermal break as a mandatory requirement
This isn't a recommendation — it's physics. Without a thermal break, the metal frame becomes a conductor of cold, and no amount of mineral wool inside the leaf will solve the problem: the thermal bridge runs through the metal, not through the filling.
In doors with a thermal break, the frame is made of two parts with cork wood between them — this creates a thermal break in the frame that prevents freezing-through and condensation. For more reliable protection, a thermal break is also built into the door leaf itself: for example, the Bionica Combo series uses a 3 mm cork plate for this, which eliminates cold bridges in the leaf just as it does in the frame.
For a private house, locks with freeze protection also matter: standard lock cylinders can seize up inside the mechanism during sharp frosts. ABWEHR's outdoor series come with hardware rated for operation at sub-zero temperatures.
ABWEHR segments for a private house: Frame, Bionica Combo, Termix, Defender — all with an integrated thermal break in the frame and the leaf.
Coating: why the outdoors needs a different material
Apartment doors are protected by the stairwell from direct exposure to moisture, ultraviolet, and temperature swings. That's why interior MDF or Vinorit finishes handle the task of decoration and protection against everyday damage perfectly well.
Outdoor doors are exposed to everything: rain, snow, UV radiation, sharp swings from frost to thaw. For outdoor use, specific moisture-resistant coatings are required. The Lampre coating — a PVC film on galvanised steel with UV stabilisers — was developed specifically for outdoor use: it protects the metal from corrosion and holds its colour regardless of how many hours of sun it takes.
Installing doors with MDF panels outdoors is a common mistake. MDF absorbs moisture, swells and delaminates as early as the first or second season.
Sizes, hardware and locks: what changes depending on the setting
Sizes. The opening in a private house is often non-standard — especially in older buildings or in custom construction. For such cases, the ability to make doors to size matters, and a full-cycle factory provides exactly that.
Hardware. For outdoors — handles and locks with an anti-corrosion coating and freeze protection. For an apartment this parameter is less critical, but the quality of the lock cylinder remains key.
Hinges. For both apartment and house, hinges with a ball bearing and a service life of 250,000 openings are the ABWEHR standard — equally relevant regardless of the installation scenario.
Sealing. For an apartment, three contours provide the acoustic effect. For outdoors they serve an additional function: they protect against draughts under wind load and keep the seal from deforming, thanks to a quality thermal seal that stays elastic at low temperatures.
How ABWEHR distinguishes these scenarios across its range
The ABWEHR range is built around a clear distinction between installation scenarios — and this is not a marketing division but a structural one.
For an apartment — series without a thermal break, with the emphasis on soundproofing, aesthetics and the lock zone: Nova (Avers locks), Classic Prime (Kale locks), Megapolis (three contours, Securemme and Kale locks), City (three contours, Mottura monoblock), Grand (three contours, Securemme locks, premium finish).
For a private house and exits directly to the outdoors — series with a thermal break: Defender (galvanised metal coating), Bionica Combo (three sealing contours), Termix (Lampre coating, higher thermal insulation for projects with elevated energy-efficiency requirements), and Frame (custom size for a non-standard opening).
Trying to install apartment doors in a private house is a technical mistake that will show itself in the very first winter. And vice versa: there's no point overpaying for a thermal break in an apartment with a heated stairwell. The right choice starts with one question: what is on the other side of the door?
